Maintain Records of Law 152

What happens if an unsafe condition is observed?

Building owners must retain the inspection reports for 10 years, and the LMP who conducted the inspection should maintain reports for 10 years.

The LMP must instantly notify the property owner, the utility delivering gas service to the building if an inspection reveals any unsafe or dangerous conditions. In addition, the building owner must take immediate action to correct the requirements in ll152 compliance with the NYC Construction Codes and any needed permits.

What happens if you don’t file? Buildings who fail to submit the LL152 certification before the appropriate deadline are liable for a civil penalty can result in a penalty of $10,000.

Testimonials

Let us see what our client says about us

I highly recommend IAG Energy. I initially used a different company for Local Law 87 but they abandoned me when their report was audited by the Department of Buildings. I turned to IAG and they took care of everything. They submitted a new report and got the building to be in full compliance. To finalize the audit, the DOB came down to the building to do an in person inspection and the building passed with flying colors. To top it all off, IAG Energy was able to work with the DOB to remove all the LL87 violations that had accrued over the years. They did a great job, were very responsive and are a pleasure to work with. IAG charges a competitive fee and the service they provide is bar none. I look forward to working with IAG on our portfolio of properties for all our energy needs for many years to come.
